The EAA has never published pass rates for the EAQE or SQE, so "which topic is hardest" has always been hearsay. We answer it with first-party data instead: the 10min EAQE bank holds 1,266 questions and 48,624 real answer records from 453 devices, each carrying a correct/incorrect result.

The pass mark is 60% — reached separately in both parts. Even with retries and explanations available, practice averages just 65.2%: walk in without enough drilling and one part will likely fall below 60%.

Three takeaways
- The weakest slice is not the Estate Agents Ordinance itself but the laws around it. Misrepresentation, unconscionable contracts, first-sale residential and conveyancing procedure average 58.7% — the only topic below the 60% pass mark. These questions ask whether a scenario breaches the law, not what a section says.
- The two biggest topics split one hard, one stable. The Ordinance (202 questions) runs at 62.2%; practice circulars (254 questions) are the steadiest at 70.2%. With limited time, attack the Ordinance first.
- Case questions are less scary than assumed. The 21 case sets average 67.7%, above the independent questions' 64.6% — the hurdle is the first encounter with a land search, not the reading itself. Sets range 62.5%–77.0%; alienation restrictions, misleading advertising and deceased joint tenants trip the most people.
