Revision topic map

From learning the rules to judging the documents

EAQE and SQE test more than recall. Part 2 asks you to reason from land searches, provisional agreements and case documents. Build the map first, then use questions to test your understanding.

Revision topics, one clear study order

These are revision groupings, not a shared official syllabus for both examinations. Start with the framework, then apply it to documents.

01

The Hong Kong estate agency trade

Separate the roles of agents, salespersons, clients and the regulator to frame the whole syllabus.

02

Estate Agents Ordinance and subsidiary legislation

Build the foundation for licensing, regulation, discipline and estate-agency business requirements.

03

Practice circulars and professional conduct

Apply client protection, advertising, information handling and day-to-day practice requirements.

04

Conveyancing and other relevant laws

Connect misrepresentation, first-sale residential rules, privacy and property transaction procedures.

05

Land registration and property search

Read the registered owner, title instruments and registered matters — and understand the search limits.

06

Tenancy practice

Organise the core judgements around leases, deposits, notices and landlord-tenant responsibilities.

07

Property valuation

Understand comparison, property factors and the limits of a valuation opinion.

08

Building knowledge

Separate plan and approved-use information from the conclusions that require an inspection.

09

Case-document analysis

Combine land searches, provisional agreements, DMCs and mortgage consent for Part 2.

Case workflow

A three-step method for case questions

A single case may combine a land register, provisional agreement, deed of mutual covenant or mortgage document. Do not begin by reading every line equally.

1

Identify the document

Decide whether you are reading a land register, provisional agreement, DMC or another attachment before using its facts.

2

Mark the decisive facts

Highlight the property, owner, encumbrances, price, deposit, completion date and the time specified in the question.

3

Test every option

Match each statement to the right document or rule; never choose it simply because it sounds plausible.

Turn the map into a daily practice plan

Use 1,365 questions, 30 case sets, mistake review and full mock tests to lift whichever part is still below 60%.
